Types of Title Searches

Full Title Search: A search of land records encompassing 60 years in the chain of title. Including complete information of previous owners, legal description, all information regarding open mortgages, judgments, federal tax liens, pending suits, real estate taxes, municipal claims, water and sewer, PUD claims, UCC’s, and any other matters affecting the subject property.

Refinance Title search and/or Current Owner Search: Search of land records with complete information regarding open mortgages, judgments, financing statements against real estate, taxes and assessment information going back in time to a bona fide purchase money mortgage or 21 years.

Mortgage, Judgment & Lien Search or MJL Search or Investor Search: Search of land records from the current deed forward.  Complete information regarding open mortgages, judgments, financing statements against real estate, taxes and assessment information.

Bring Down Search: A search bridging the gap between the date the original search was performed and the date of the closing.  To ensure the disposition of the title has remained the same.
