Types of Title Searches

Commercial Full Title Search: A search of land records including 60 years in the chain of title. Searching any probates, partnerships or corporate documents showing name changes or mergers as well as complete information of previous owners, mortgages, assignments, judgments, tax liens, and suits, on the business or any signing entity’s name.  Leases, taxes, municipal claims and any other matters affecting the subject property.

Commercial Current Owner Search – Land records of the vested owner are searched from the current deed forward. This includes any probates, partnerships or corporate documents showing name changes or mergers.  Mortgages, assignments and leases as well as judgments on the business, individual and any signing entity’s name are also researched.

Bring Down Search: A search bridging the gap between the date the original search was performed and the date of the closing.  To ensure the disposition of the title has remained the same.
